The most important tip is do not listen to the media. The South Florida real estate market is not all doom and gloom. Properties are selling everyday in Broward County. And with the right effort, you can find your deal too. When a plane crashes, we hear about all the devastation. What we don't hear is the tens of thousands of flights that make it to their destination every day. Because that's boring. That's what the news does. It only tells the bad and the ugly. A trait of smart investors is they really don't brag to many about what a great time it is to buy.

Don't quit if your loan application is rejected. Try another lender. I see this every other week. One bank will turn someone down for whatever reasons, the borrowers go down the street and another institution approves them. Wah~la!

When writing offers, I tell all my buyers, don't lowball. It puts you in a tough position. Most sellers get insulted and then do not respond at all. If you really want the property, offer with integrity. If it's a foreclosure, the bank has already done it's homework and priced the property below the market value. An offer lower than the list price usually ends up in the trash without a courtesy phonecall.

Get the names and phone numbers of good home inspectors. Ask family and friends you trust who they have used for home inspections in the past and would they use them again. You don't want to be scrambling at the last minute in the yellow pages for this information unless you have to. Some sellers might only give 3 days to get inspections done.

Mortgage Rates At All Time Low
Mortgage rates are at a historical low. This can save you, as a Broward County buyer, tons of money. But how will they last, experts ask. For nine weeks straight, the 30-year fixed-rate mortgage has been around or below record lows of 4 percent, making it awfully tempting for buyers to jump off the fence. But how long will these low rates remain low?
The Federal Reserve has vowed to keep rates low through 2013 so rates likely will hang around for a few more months, at least, but whether mortgage rates will stay at the current record-lows, many experts say it’s unlikely.
Don't Miss Your Chance
The 30-year fixed-rate mortgage is expected to inch up to an average 4.5 percent for 2012 and increase to 5.4 percent in 2013, according to Freddie Mac economists’ forecasts.
While that forecast means rates are expected to move higher in the coming months, the rates will still be low by historical standards, economists told the Los Angeles Times. For comparison, 30-year rates averaged more than 16 percent in 1981 and 1982. What’s more, until 2000, rates typically were above 8 percent, Freddie Mac notes.

How to write a good offer on an Broward County REO
You're looking at Broward County bank owned properties with you realtor and you're like a kid in a candy store. You can't believe the good deals on properties you thought you would never be able to afford. You found the one. You and your Broward County real estate agent sit down to write the offer and here it comes. You tell me "Ok, I'm going to offer half of the list price, because I heard the banks are hungry and they just want to unload these houses."
I've written on this before and preached until blue in the face. If you want your offer to result in a sale, follow these tips closely.

The banks are not hungry. In fact, they don't eat. It's a bank not a person with emotion. They have done the research to get to their bottom line on each and every property. They only care about the net. They have already budgeted to carry the property. Lowball offers end up in the trash. They give instructions to the Broward County listing agent and follow it to a T to stay inside a criteria. You're only wasting your time and your agents writing these offers. Many times there are multiple offers. If it looks like a great deal to you . . it's going to look the same way to the buyers behind you.

Be aggressive with your contingencies. Tell the bank you will have inspections completed in 3 days. Make sure your lender can close when stated. If the closing is delayed the buyer is subject to per diem penalties and losing the deposit.

Do not change lenders. This could cause delays which end up costing you more than you bargained for. And too many credit inquiries can put a ding on your credit, lowering the score.

Seller/Lender calls all the shots. You can not rewrite the contract and ask for repairs and send photos of everything you think is wrong with the Broward County property. The bank already is aware of the imperfections and has priced the property accordingly. Foreclosures are sold AS-IS. Meaning take it or leave it.

Already have your qualification letter or proof of funds ready from your Broward County resource. If you have to scramble around and move money, you weren't ready to start looking for a purchase yet. Be prepared to get approved with their bank/lender. You may be asked to deal with their lender instead of your own. They have a relationship with their institutions. Not going through their lender may end up getting you rejected. Again, the bank calls the shots.

The bank will not have any seller disclosures on the property. They never lived at the address. They just acquired the property. The bank, in fact, is usually in another state.
